Space is at a premium, so you want to make the most of yours.

When you sell your house, think of ways to make the rooms look bigger.

You can do a number of things just by moving the furniture around and being creative.

First, in your main rooms, try slimming down the furniture. If you have multiple end tables and stools, could you take one or two out of the room?

If you are presenting a two bedroom house, do you need 2 sofas and 2 armchairs in the main reception room? Pull out one of the sofas and create a comfortable, more spacious room with just 1 sofa and 2 armchairs in a conversational ‘U’ arrangement.

In the bedroom do you need those two large closets and those two chests of drawers? Consider packing up some of your surplus clothing and putting away some furniture.

Increase the amount of visible soil

The more floor you can see, the larger the room will feel.

So get as much as you can off the floor and put it in closets or in the garage, attic, or shed.

Little things like removing a stack of magazines on the edge of a coffee table and even putting in less compact furniture like glass side tables can help increase the amount of visible floor space.

Keep sight lines in the room clear.

Remove things stored on top of cabinets in the kitchen and bedroom, this makes a room feel cluttered and suggests a lack of storage space.

If you have large, dark, or visually heavy furniture, be careful where it is placed in the room. Pieces like these too close to the door or windows can make a room feel small and tiny.

If you can do without that extra closet in the bedroom…then keep it or sell it and make the room feel bigger and more spacious.

I like to suggest that if you are selling, consider renting a storage unit for a couple of months. Pack up all the things you won’t need for the next few months, like last season’s clothes, Christmas things you don’t need, and any long-term storage items you’ll need to pack up before you move. The best thing about this is that not only will you feel like your house is bigger, but you’ll also have tackled some of the packing before the big day.

Color has a great psychological and visual effect on the feel of a room. I’m not saying that all rooms should be painted light or pale colors, but in small rooms, especially those used mostly during the day, a light or pale color will help increase the feeling of size and space.
